Financial Goal Review

STEP 1: The first step is to schedule a "15-Minute Financial Goal Review" meeting by signing up on the form above and choose a 15-minute time slot. We will take you through a quick and painless 2 step financial check-up. The first step will be to evaluate the best refinance program. We can walk through your current debts to identify opportunities to pay off debt with equity, leverage the equity to make those home improvements you may have been putting off, or even set aside funds for the higher education costs that may be on the horizon. The other option is to simply lower your payments by locking in a lower rate with a Rate & Term refinance leaving your equity stored up in your property. Keep in mind that to refinance your loan we need to show a "tangible net benefit" with the new loan. Meaning that the loan must make financial sense to get the loan done. We will our proprietary software to layout the new loan terms and opportunities to pull cash out and what that does to your overall financial situation.

STEP 2: We will now review and verify and changes to your credit by running a "soft-pull" credit report. There is no cost for this service. A "soft-pull" does not impact your credit rating versus a "hard-pull" which will have to be ran before we finalize the loan. We want to be aware of any changes to your credit report. Unfortunately companies make errors when reporting to the three bureaus, so we want to be pro-active. It's best to be in-front of any potential issues with your credit. We will then review any changes to your income to ensure we have all of the most updated information to get the best loan program. After we review your credit and income, we will use our software to get a rough idea of your homes value so we can understand the Loan to Value (LTV) we are working with to select the most appropriate rate pricing for your refinance. Once we have gathered your most recent information, we will run through our "Refinance Calculator" to walk you through several scenarios on the types of loans and potential rates that we can target.

STEP 3: Mortgage rates can fluctuate, so when you find a favorable rate, consider locking it in. A rate lock ensures that your interest rate won’t change between the time you apply and when you close on the loan, typically lasting from 30 to 60 days. This can protect you from market volatility and ensure you get the rate you were promised.

STEP 4: Final Review of the Closing Disclosure: Before the closing date, you'll receive a Closing Disclosure from your lender. This document is crucial as it outlines the final terms and costs of your loan, including the interest rate, monthly payments, closing costs, and any fees. Take the time to review this document thoroughly and compare it with the Loan Estimate you received earlier in the process. Ensure that the terms match what you were expecting, and that there are no unexpected charges. If you notice any discrepancies or have questions about specific fees, reach out to your lender for clarification before the closing. Attend the Closing Meeting: The closing meeting, also known as the settlement, is where the refinancing process officially concludes. During this meeting, you'll sign all necessary legal documents, including the new mortgage agreement and any other paperwork required by the lender. It's essential to bring a government-issued ID and any additional documentation your lender has requested. You may also need to provide a certified check or arrange for a wire transfer to cover the closing costs, if they aren't being rolled into the loan.

Here is a special note from our leadership team:

The last several years has tested many families across central Florida and as your local mortgage team, we have also been tested.  Through the ups and downs we have found motivation and inspiration through you, our loved clients.  We have celebrated with many first-time homebuyers and every time we witness the excitement at the closing table it brings a beautiful sense of nostalgia when buying our first home.  We also had the opportunity to help many buyers with difficult scenarios overcome their obstacles and get their loans closed.

No matter the scenario facing you, our clients, we will do everything in our power to get you an appropriate loan best suited to your goals and needs.

Over the last several years, the interest rates have been historically higher than the previous years and throughout the closing process, we made a promise that when rates drop, we will work with you to get the best rates.  Well…the time is coming to take us up on that offer.

The 30-year rates have been declining in advance of the FED meeting in September.  As your mortgage specialist, the time is now ideal to begin preparing to lock in a lower rate.  The first step in this process is to review your financial goals.  This is best done over the phone or in person (visit our new office in Longwood).  Fill out the form above and we will contact you to run through our “FHL Financial Goal Calculator” to prepare you for your next refinance.

Things to avoid:

  1. Do not contact another bank and have them pull your credit.  Remember, we are a mortgage broker, which means we have access to wholesale rates which gives us the opportunity to beat the big banks.
  2. Do not make any large purchases.
  3. Do not transfer any money in or out of your bank accounts unless it is your normal monthly pay/income.

It has been our pleasure providing you with home financing solutions over the last decade.  And we look forward to continuing our relationship. Â
